CLASS TITLE:
MAINTENANCE WORKER II BASIC FUNCTION:
Under general supervision, performs a wide variety of semi-skilled and skilled installation, maintenance, and repair activities, including plumbing, electrical, carpentry, heating, ventilation, and air conditioning (HVAC), painting, and landscaping work to improve and maintain County Office buildings, facilities, and equipment; assembles and arranges office furniture; and performs related duties as assigned.
ESSENTIAL DUTIES:
Performs a variety of semi-skilled and skilled electrical, plumbing, carpentry, HVAC, landscaping, and painting maintenance and repair duties to ensure County Office buildings, facilities, and equipment are maintained in a safe operating condition.
Constructs, alters, or repairs desks, doors, partitions, counters, shelves, cabinets, and other wood furniture, structures, and fixtures; repairs and replaces hardware; patches holes; maintains drywall; repairs floors, walls, ceilings, and roofs.
Repairs and performs preventative maintenance on electrical systems, equipment, and fixtures; installs and replaces ballasts, light bulbs, fuses, circuits, switches, and other electrical components and equipment; traces and installs wiring and cabling.
Repairs, maintains, and replaces plumbing components and fixtures such as faucets, drinking fountains, toilets, urinals, sinks, valves, and pumps; inspects and repairs leaks, obstructions, and general system failures.
Oversees contracted repairs of HVAC systems and equipment; diagnoses malfunctions, determines needed repairs, makes routine adjustments, and performs preventative maintenance to HVAC systems and equipment.
Prepares a variety of surfaces and applies paint and other protective or decorative material; paints over graffiti as needed.
Picks up, moves, transports, and delivers various furniture, materials, and equipment; loads and unloads equipment and supplies; arranges rooms for meetings and other events as assigned.
Operates and maintains a hand and power tools, vehicles, and light to heavy power equipment needed to perform plumbing, electrical, carpentry, HVAC, painting, and landscaping work.
Inspects facilities and equipment to determine maintenance and repair needs; performs preventive maintenance activities; and refers major maintenance and repair to appropriate staff.
Identifies, reports, and assists with resolving safety, sanitary, and fire hazards as directed.
Orders, receives, and maintains inventory of supplies, tools, and equipment.
Maintains various records related to supplies and cost estimates, projects, and work orders.
Assists with custodial, warehouse, and mailroom activities as needed.
Performs related duties as assigned.
Education and
Experience:
Any combination of training and experience that would provide the required knowledge, skills, and abilities is qualifying.
A typical way to obtain the required qualifications would be:
Equivalent to completion of the twelfth (12th) grade and completion of an approved apprenticeship program and/or five (5) years of increasingly responsible experience in building maintenance and operations.
Licenses and Certifications:
Possession of, or ability to obtain, a valid California Driver's License.
PHYSICAL DEMANDS:
Mobility to work in the field and in and around standard County Office offices and buildings; to sit, stand, and walk on level, uneven, or slippery surfaces; frequently reach, twist, turn, kneel, bend, stoop, squat, crouch, grasp, and make repetitive hand movement in the performance of daily duties; to climb and descend ladders; to operate varied hand and power tools, vehicles, and power equipment.
Strength and stamina to perform medium to heavy physical work; to lift, carry, push, and pull materials and objects averaging a weight of 50 pounds or heavier weights, in all cases with the use of proper equipment and/or assistance from other staff.
Vision to inspect assigned work areas and to read printed materials.
Standing and walking for extended periods of time.
Finger dexterity to operate building maintenance, grounds maintenance, and custodial equipment.
