Land Development Project Manager

This young energetic company has grown from an initial concept and start-up four years ago to a profitable venture with successful land development and multiple custom small residential projects completed and others underway. Recent projects included successful land acquisition, planning, zoning, grading, utility, permit approvals, entitlement and other land development activities on through completed custom high end home construction (each $1mm+) in the SF Bay. The company is also now looking at expanding its' reach into Nevada and has solid financial backing.    The ideal Land Development Project Manager , besides possessing comprehensive land development project skills, is also entrepreneurial, driven, and likes "wearing many responsibility hats" and would enjoy helping the CEO continue to strategically grow the company and expand into new areas. What you'll do: Take responsibility for all aspects of land development projects inclusive of land development planning, design, budgeting, contracts, permit approvals, contractor scheduling and progress, project management, final map recordings, lot delivery timing and ensuring compliance with company policies as well as any municipality regulations.         Interface with city officials and other regulatory agencies for scheduled approvals of improvement plans and final maps.         Obtain proposals and negotiate design contracts with civil engineers, landscape architects, joint trench consultants and various other design consultants.         Manage the project schedule and maintain schedule of projects. Manage numerous projects simultaneously.         Perform plan check of improvement plans, final maps and other easements.         Maintain knowledge of all conditions of approval, development agreement and specific plan requirements for the projects.         Coordinate and monitor bidding, award, and implementation phases of the projects. Negotiate and obtain approvals or change orders as necessary.         Analyze site data and due diligence to effectively anticipate and resolve potential obstacles or issues that may arise in land development process. What you need to Succeed:         Bachelor's degree in Construction Management, Civil Engineering OR related degree OR equivalent work experience.         7+ years of successful land development, land acquisition or relevant project management experience inclusive of due diligence, entitlement/zoning and agency permit conditions.         Experience managing contractor relationships, vetting new contractors, negotiating contracts.         Demonstrated ability to read civil engineering plans.         Experience working with regulatory agencies and public utilities a plus.         Strong professional written and verbal communication skills both upward and downward in an organizational structure.         Computer software proficiency with Word, Excel, Outlook and MS Project (or similar) required.
Salary Range: $120K - $160K
Minimum Qualification
8 - 10 years

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
